    area of the Properties is approximately 2,742.76 square meters.           
    All the Properties are units for commercial and office use and            
    situate on the Basement Level 1 and the Ground Floor of the               
    commercial plaza developed on 33 Deng Shi Kou Main Street, Dong           
    Cheng District, Beijing, PRC and are being occupied by the                
    Existing Tenants.                                                         
                                                                              
    Considerations                                                            
                                                                              
    The aggregate consideration payable by the Purchaser to the               
    Vendors for the Properties is RMB70,805,280 (equivalent to                
    approximately HK$66,797,434). Particulars of the principal                
    amount of the consideration, the amount of deposit and the                
    approximate total gross floor area in respect of each of the
