    1.      Basis of Preparation and comparative figures                      
                                                                              
    The financial statements have been prepared under historical cost         
    convention as modified for the revaluation of certain properties and      
    investments in securities and have been prepared in accordance with       
    accounting principles generally accepted in Hong Kong.                    
                                                                              
    Certain comparative figures have been restated to conform to the          
    current year's presentation.  The financial statement for the current year
    covers the year ended 31st December, 2004.  The corresponding amounts     
    shown for the income statement and related notes cover the period of nine 
    months from 1st April, 2003 to 31st December, 2003 and therefore may not
