    Rent    :       HK$232,200 per month payable in cash in                   
    advance (exclusive of rates and management fees)                          
                                                                              
    Duration        :       2 years commencing from 31st December,

    CAPS                                                                      
    The aggregate annual amount for the tenancy for each                      
    of the two years ended 31st December, 2006 will be
