    CLARIFICATION ANNOUNCEMENT                                                
                                                                              
                                                                              
    The Directors of the Company announce that there was an                   
    inadvertent typo-error in the prospectus of the Company dated 24          
    January 2005 in respect of the Share Offer.                               
                                                                              
                                                                              
    Unless the context requires otherwise, terms used in this                 
    announcement shall have the same meanings as those defined in the         
    prospectus (the `Prospectus') of the Company dated 24 January 2005.       
                                                                              
                                                                              
    The Directors would like to draw your attention to an inadvertent         
    typo-error in the Prospectus. The Directors would like to clarify the     
    numbers of pro forma adjusted net tangible asset value per Share (the     
    `Pro Forma NTA per Share') on page 11 of the Prospectus should be         
    `approximately HK$0.89' based on the Offer Price of HK$1.69, instead      
    of `approximately 0.89 HK cents' as stated, and `approximately            
    HK$0.98' based on the Offer Price of HK$2.04, instead of                  
    `approximately 0.98 HK cents' as stated. The Pro Forma NTA per Share      
    numbers on page 137 and page 223 of the Prospectus are stated             
    correctly.                                                                
                                                                              
    As at the date of this announcement, the executive Directors are Mr.      
    LEE Yin Yee, Mr. TUNG Ching Bor, Mr. TUNG Ching Sai, Mr. LEE Shing        
    Put, Mr. LEE Yau Ching, Mr. LI Man Yin, Mr. NG Ngan Ho and Mr. LI         
    Ching Leung, the non-executive Directors are Mr. LI Ching Wai and Mr.     
    SZE Nang Sze and the independent non-executive Directors are Mr. LAM
