    TENANCY AGREEMENT                                                         
                                                                              
    The board of directors of the Company (the "Board")                       
    announces that on 11th January, 2005, tenancy agreement in                
    respect of the office has been entered into as detailed                   
    herebelow. The tenancy agreement constitutes connected                    
    transaction for the Company under Rule 14A.32 of the Listing
