    Electronics will provide the undertaking to Dongguan Chang Xing.          
    Save as disclosed in this announcement, all other terms of the            
    Land Use Rights Transfer Agreement with Lisong Electronics as             
    disclosed in the Announcement and the Circular remained                   
    unchanged.                                                                
                                                                              
    At the date of this announcement, the Board comprises Mr. Wing            
    Sum LEE, Mr. Richard Man Fai LEE, Mr. Sammy Chi Chung SUEN, Mr.           
    Jeff Man Bun LEE, Mr. Tik Tung WONG all of whom are executive             
    Directors, Ms. Kam Har YUE, who is an non-executive Director,             
    Mr. Boon Seng TAN, Mr. Raymond Cho Min LEE and Mr. Kenji Tak              
    Hing CHAN, all of whom are independent non-executive Directors.           
                                                                              
    In this announcement, RMB1.06 is taken to be equivalent to                
    HK$1.00. The conversion rate is for the purpose of illustration           
    only and does not constitute a representation that any amounts            
    have been, could have been, or may be exchanged at the
